A Hard/Soft Services Manager leads the service level team and is responsible for the operations and client relations. This position holds responsibility for all site maintenance (self-performed and subcontracted) and works closely with ISS and client personnel to ensure that projects are completed satisfactorily, and that quality of service is delivered with solutions at a competitive level. This role reports to the ISS Facility Manager. The Hard/Soft Services Manager also oversee all installation, repair and upkeep of the company’s facility. An ideal candidate will have a solid understanding of plumbing, electrical/security systems, door/entry systems, as well as aptitudes in administrative task for reporting and CMMS systems.



  • Manage the maintenance (corrective and preventive) of equipment and machinery within the facility.  This includes minor HVAC, mechanical, and electrical work of manufacturing equipment within an GxP environment.
  • Work with the Operations teams to plan equipment and machinery requirements for current and future projects.
  • Works together with management team to identify site maintenance, improvement, and development requirements.
  • Project Manage site developments/improvements.
  • Generate quotes ABQ’s & purchase orders for internal repairs or improvements.
  • Work within a Computerized Maintenance Management System to open and close work orders.
  • Manage EHS requirements (Permit to Work) for corrective work within the site.
  • Management of a garment control program
  • Manage and review current fire alarm system and recommend changes for future needs.
  • Communicate effectively with both internal and external clients,
  • Oversight the Hard/Soft Services operations of the Van Nuys Warehouse.



  • Develop maintenance procedures and ensure on time implementation within the CMMS system
  • Carry out inspections of facilities
  • Allocate workload, prioritize maintenance repairs, supervise staff and coordinate work for outside vendors
  • Ensure compliance with all health/safety polices, training requirements, and ensure on-time completion
  • Hiring maintenance professionals
  • 5+ year professional experience (minor painting, drywall patching, minor electrical repairs, minor plumbing, usage of hand tools, replacing of air filters, basic computer skills).
  • Background or experience in a GxP manufacturing facility is preferred
  • Experience with fire and life safety systems
  • HS or GED completion preferred, able to read, write, and understand directions and complete assigned tasks, bilingual preferred.


Work Environment

The Hard/Soft Services Manager will generally split time between hands-on maintenance work and administrative tasks. Outside tasks may need to be performed in both extreme cold or extreme heat and all types of weather. The noise level in the work environment is usually moderate. General maintenance and repair workers often carry out many different tasks in a single day. They could work at any number of locations, both indoor and outdoor. They may work inside a single building, or be responsible for the maintenance of many buildings, such as those in a facility.
