Senior Maintenance Technician

Senior O&M Technician 



Technician will work directly with the Facilities Manager. The Sr. Tech. will be qualified to operate or assist in operating all heating and ventilating equipment, engines, turbines, motors, combustion engines, pumps, air compressors, ice and refrigerating machines, air conditioning units, fans, and siphons on the site assigned. ISS offers a competitive compensation package including Benefits, Paid Time Off, and a starting hourly salary of $35.00/hr  USD



  • Operate and maintain all boilers, heaters, pumps, valves, and lines used in the distribution of steam and heated or processed water
  • Operate and maintain refrigerant compressors, condensers, evaporators, transfer pumps, expansion valves, stop valves and float valves, together with all refrigerant lines and devices used to control temperature
  • Operate and maintain pumps, handling lines or other secondary refrigerating liquids, with valves and lines used in the system
  • Operate and maintain air compressors, together with distribution lines and all valves and devices for control
  • Operate and maintain all natural and manufactured gas distribution fines including all valves and control devices
  • Operate and maintain water filter softeners, piping and pumps used in conjunction with water distribution, including all sinks, toilet bowls, supplies fines, drains and water lines
  • Operate and maintain all types of electrical motors and engines used to power pumps, compressors, and fans
  • Operate and manage sites Building Automation System
  • Operate and maintain sanitary sewer systems, including sump pumps, basins, water closets, urinals and piping
  • Maintain electrical power distribution and auxiliaries for the Facilities, lighting, mechanical, plumbing and control components including lighting maintenance
  • Maintain proper operation during seasonal changes and recalibration controls based upon seasonal conditions assure energy efficient operation
  • Maintain all equipment as required per the Preventive Maintenance Program. The Preventative Maintenance program will be scheduled to meet the manufacture's required services specifications
  • Do routine preventive maintenance to ensure that machines continue to run smoothly
  • Assemble and set up machinery or equipment
  • Do general cleaning and upkeep of buildings and properties
  • Order supplies from catalogs and storerooms
  • Meet with clients to estimate repairs and costs
  • Keep detailed records of their work



  • Ten (10) years of previous HVAC and/or electrical experience required
  • Four (4) years of previous maintenance experience in manufacturing environments preferred
  • Ability to use various tools, equipment, and material common to the electrical trade
  • Knowledge of applicable electrical codes, standards, and regulations.
  • Hold a valid 608 Refrigeration certification
  • Knowledge of electrical application for high and low voltage electric system and general facilities maintenance programs.
  • Basic knowledge in installation, repair and maintenance of all types of electrical system, pumps air compressors, and HVAC systems.
  • Basic knowledge of Building Automation Systems/Building Management Systems.
  • Must possess excellent skill in both verbal and written communication.
  • Position may require individual to work evenings and weekends.



Ability to perform the job's functions require the following physical demands: significant lifting (50lbs.), carrying, pushing, and/or pulling; frequent climbing and balancing; frequent stooping, kneeling, crouching, and/or crawling; and significant fine finger dexterity. Generally the job requires 15% sitting, 100% walking, climbing 50% and standing 60%.



General maintenance and repair workers often carry out many different tasks in a single day. They could work at any number of locations, both indoor and outdoor. They may work inside a single building, or be responsible for the maintenance of many buildings, such as those in a facility. The job is performed under temperature variations and a generally hazard free environment.
